A smaller home, nothing lost

For retirees and empty nesters ready to let go of the family home and settle into a space that fits — at their own pace.

Why this guide

Fewer rooms, more freedom

Selling the house where the kids grew up, then moving into something smaller: it gets planned one decision at a time.

Most of the people I work with don't follow today's market and worry about being between two homes with nowhere to go. So we look at the numbers, the dates and the options before anything is listed. You set the pace; I keep track of the details.

  • A plan before the visits

We settle the budget, the type of home and the timing of the move. Nothing goes live until the order of the steps is clear to you.

  • The family home, prepared with care

Decluttering in stages, the small repairs that matter, professional photos. The house shows at its best without turning your life into a worksite.

  • A space that fits you now

Single level, elevator, covered parking, a quiet street: we search on your real conditions, not on a generic checklist.

The buying path

Four steps, explained up front

You know who does what, when, and what you need to decide. Nothing gets rushed.

We define the need before we look

  • We list what actually matters: single level, elevator, services within walking distance.
  • You confirm your borrowing capacity with your financial institution before the first visit.
  • If the family home has to sell, we plan both files side by side.

Short, well-chosen showings

  • I shortlist a handful of homes instead of an endless list.
  • We group the appointments into one day to avoid extra trips.
  • On site, we look at upkeep, access, parking and noise.

The offer, line by line

  • We draft the promise to purchase with the conditions that protect you.
  • The inspection happens before conditions are lifted, and we read the report together.
  • We put the welcome tax and the notary's fees in your budget, with no surprises.

At the notary, then the keys

  • The notary checks the title and prepares the deed of sale.
  • We do one last walk-through of the property before signing.
  • You sign, you take the keys, and I stay reachable after the move.

These are steps, not a timeline. Every file moves at its own pace, and you always know where yours stands.

I keep the list short. For each one, we look at upkeep, stairs and what it changes in an ordinary week.

Tell me what you're after: single storey, a condo without stairs, close to services. I watch the market for you and write as soon as something fits.

Describe my search
Run the numbers first

Two calculations, five minutes

The amounts shown here are indicative. They help frame a search — they don't replace a financing offer.

Confirm your figures with your financial institution, and closing costs with your notary, before signing anything.

When you sell big to buy smaller, the gap between the two is the number worth calculating first.

The transfer duties to plan for

The bill lands a few weeks after signing at the notary's office. Set that amount aside from the start.

Welcome Tax Calculator

To calculate the welcome tax amount, you must use the higher value between the municipal assessment and the purchase price. The calculation is as follows for the province of Quebec (outside of Montreal):

Frequently asked

What buyers ask me before they start

If yours isn’t here, ask it. I answer myself, in plain language.

01 How can I estimate the value of my property?

I can give you a free evaluation of your property based on recent sales in your neighbourhood, the features of your home and current market conditions. Contact me to set up a consultation.

02 How long does it take to sell a house?

Selling time depends on the market, the price and the condition of the property. On average, a well-prepared home priced correctly can sell within 30 to 90 days. I work with you to keep that window as short as possible.

03 What costs come with buying a property?

On top of the purchase price, plan for notary fees, the welcome tax, the inspection, title insurance and moving costs. I’ll put together a detailed estimate of everything.

04 Should I sell before I buy when I’m downsizing?

Both sequences can work. We look at your financial room to manoeuvre, how you feel about moving twice and what’s actually available in Sainte-Julie. A promise to purchase can also be made conditional on selling your home — we talk it through before submitting one.

05 How do I prepare for a visit when I have a lot to sort through?

Bring the measurements of the furniture you plan to keep — it’s the best decision-making tool there is. On site, we measure the storage, check the access, the parking and what maintenance is included. You leave with a clear picture and no pressure to decide that day.

Book a meeting

Let's talk it over, coffee in hand

We move at your pace. A first meeting is about what you want to keep, what you're ready to let go, and the order things should happen in.
