Selling in Sainte-Julie

The house has done its work. What comes next is yours.

I work with Sainte-Julie retirees and empty nesters selling the family home for a place that's simpler to look after. One step at a time, at your pace.

Selling a house full of memories

Downsizing is more than a transaction. There's sorting to do, a house to prepare and a next home to find. We move in that order, at your pace.

  • 01

    Sorting without rushing

Thirty years in the same house leaves boxes behind. We set an order room by room, keep what matters and move at the pace that suits you.

  • 02

Preparing before it hits the market

A lived-in home shows differently. I walk through every room with you, pinpoint the small fixes worth doing, and have the property photographed once it's ready.

  • 03

Lining up the sale and the next home

The question that always comes up: "Where do we go next?" The search for the smaller home starts alongside the sale, so you're never caught between two addresses.

The method

Five steps, no surprises

You always know where things stand, what comes next and what I need from you. Nothing moves until you say yes.

We move at the pace of the house and of your life, not someone else's calendar.

01

Meeting and value

We walk the house together, room by room. I show you how I arrive at the value, then we go through the brokerage contract line by line.

02

Preparing and staging

Sorting, decluttering, small touch-ups. I focus on what truly changes a buyer's first impression and let the rest go.

03

Photography and launch

A professional photo session once the house is ready, then a coordinated launch. A home only comes to market once, so it has to look its best.

04

Showings and negotiation

I schedule showings around your availability, stay present for them, and walk you through every offer in plain language before you decide.

05

Notary and moving day

I coordinate with the notary and align the dates so the sale and the move into your smaller place follow each other without a gap.

Staging

Clear it out, then show it

A home lived in for decades doesn't empty out over a weekend. We sort room by room, at your pace, setting aside what follows you to the next place.

Only then do we prepare: surfaces cleared, small touch-ups where they show, and photography that does the house justice.

Neighbourhood sales only tell their story in person: the condition, the prep work, the buyers who came through. Let's talk about yours, local numbers in hand.

Selling takes real trust

Handing over the house where your kids grew up is never just another transaction. What clients say is worth more than any promise, so their words appear here exactly as written, once approved.

Reviews come once the keys change hands

No testimonials are posted here yet, and none will be invented. The simplest step: talk to me directly about your house and what worries you about selling.

Frequently asked

What sellers ask me first

Your situation likely has its own wrinkles. Write or call me — we can talk it through, no formal appointment.

Let's talk (514) 971-4164
01 How can I estimate the value of my property?

I can provide a free evaluation of your property based on recent sales in your neighbourhood, your home's features and current market conditions. Contact me to set up a consultation.

02 How long does it take to sell a house?

Selling time varies with the market, the price and the condition of the property. On average, a well-prepared and properly priced home can sell within 30 to 90 days. I work with you to make that window as efficient as possible.

03 What costs come with buying a property?

Beyond the purchase price, plan for notary fees, the welcome tax, the inspection, title insurance and moving costs. I'll give you a detailed estimate of everything involved.

04 Should I renovate before listing?

Rarely anything major. We walk the house together, room by room, and I tell you plainly what's worth doing: clearing out, freshening paint, handling a small visible repair. If a project won't change how the home feels to buyers, I'll say that too.
